Quiet and practical.

Liked:Quiet at the back (except for the dawn chorus of rooks). Handy for the tram stop. Check in system worked.

Disliked:The heavily stained stair carpet gives a poor impression. Don't advertise breakfast until 0900 then clear everything away before 0855.

Disliked:The carpets in the entrance and on the stairs were filthy and stained. The pillows were stained and not put in pillow protectors so there was just a pillowcase seperating your head from a smelly stained pillow. The mattress looked new but again, not mattress protector protecting the mattress from sweat or liquid. My room smelt of sweat and it was trapped in the pillows and bedding. No staff present so it took me a long time to work out how to gain access, nobody answering the 2 phone numbers or doorbell.

A good place to stay in need of improvement.

Liked:Basic accommodation run by friendly and helpful staff. Clean and comfortable bed, daily change of towels, ventilator, facilities to make tea and coffee (kettle, cups, teabags etc.) Clean and friendly breakfast room.

Disliked:The carpet on the stairs was very dirty and worn and needs replacing urgently. The toilet in the bathroom smelled unpleasant and had limescale stains. Loose shower rail, a light bulb above the bed wasn't working. Although the bin in the bathroom was emptied every day and the towels were replaced, the washbasin, the shower and in particular the toilet were not cleaned properly during our stay.
