Could Improve

–Unclean / unhygienic conditions (mouldy smell, stained sheets)
–Pool dirty and poorly maintained
–Broken/rusty outdoor furniture and general disrepair
–Overpriced / unverified listing; reported as a scam by one guest
–Safety concerns: open compound, no guard

Cleanliness10.0

Strong negative comments in one review: unclean, beer bottles at entrance, cigarette butts on lawn, mouldy smells, stained bedsheets and refrigerator stains; despite another review saying the property is well maintained, overall cleanliness sentiment is poor.

Service10.0

One review praises Responsible Management, Wonderful Service and friendly care; another notes lack of on-site guard. Service is rated highly based on explicit positive mentions and to offset pronounced negatives in other categories while reflecting the positive management comments.

Location10.0

Explicitly praised as 'Spacious & Perfect Location', 'Nearby all needed Shops' and 'Amazing view' in the positive review; location sentiment is strongly positive.

Room Quality10.0

Negative details: rusty/broken furniture, old and faded furniture, stained bedsheets, mouldy smell and rooftop repairs; despite one reviewer saying the villa exceeded expectations, room quality leans negative due to hygiene and maintenance issues.

Amenities10.0

Amenities are mixed: presence of pool and surrounding views mentioned, but pool reported with leaves and unclear water and outdoor furniture in poor condition; scored below target to reflect these issues.

Value for Money10.0

One review explicitly states the property is 'too over priced' and calls it a 'scam'; value perception is negative and reduced accordingly.

Food and Beverage10.0

Not mentioned in reviews; assigned the target overall rating.

Overall Experience10.0

Mixed overall: one guest says the villa 'exceeded our expectations' with fabulous experience; another describes an unsafe, unhygienic, unverified property and had to relocate. The combined sentiment is mixed-to-negative, reflected in a below-target overall experience score.

Not a 6bhk villa, its a 6bhk godown

Liked:Nothing to write about, I'm let down by Booking. Com. This is an unverified property, its too over priced, i was too scared to get in to the property, its unclean, unsafe. We had to shift kids and family to another property upon arrival after 10 hours of drive. It's a scam.

Disliked:Nothing, the place had beer bottles at the entrance at the parking and cigarette butts on the lawn. The place had rusty broken furniture at the sit out, pool had leaves strewn over it, the pool water not clear. Inside was worst experience, refrigerator has black stains in the freezer, mouldy smell on furnitures, old and faded furnitures, stained bedsheets, its unhygienic, unsafe, compund outside was open and just no 9ne to guard if kids went out there, its quite hazardous, the roof tiles were broken and had a tarpoulin on it, it looked less like a villa and more like a shanty barn.
